Starting 27 October 2025, these new rules (part of Awaab's Law) make social landlords in England act fast on serious damp and mould issues in rental homes. It's Phase 1 of a bigger push to fix health risks like black mould, which can harm breathing and cause allergies. Landlords must investigate within 14 days and start emergency fixes in 24 hours if it's a high-risk hazard. Future phases (by 2027) will cover other home dangers like excess cold. Goal? Safer, drier homes for tenants.
